Winter brings frozen pipes, muddy entries and 'it was a bit cold' reviews. This checklist covers what to do before the first freeze, plus the items worth buying — and when you can skip them.

Water leak & freeze sensors

A burst pipe in an empty rental is the most expensive winter disaster. Sensors alert your phone before it becomes a flood.

What to look for
  • Temperature alerts as well as leak alerts
  • Place under sinks, by the water heater and near exterior walls

Slush and salt destroy floors and add turnover time. A boot tray by the door helps guests do the right thing.

Snow shovel & ice melt (pet-safe)

Guests arriving after a snowfall need a safe path. Pet-safe melt protects guest dogs and your concrete.
