Airbnb vs Vrbo fees for hosts (2026)

Both platforms changed host fees this fall. Here's what each one charges hosts and guests from October 29, 2026, with Booking.com and direct bookings for comparison.

Cheaper for hosts isn't the same as cheaper for guests

At the same listing price, Vrbo pays you $24.50 more than Airbnb on this stay. But Airbnb and Booking.com guests see your price with no service fee added, while Vrbo guests will still pay some fee in most cases.[4][2] Skift's analysis notes that Vrbo hasn't said how big that fee will be, which leaves hosts unsure what their guests will actually pay.[4] Until Vrbo publishes it, compare the total a guest sees on each site for the same dates.

Can you charge different prices on each platform?

Many hosts set a per-channel markup so their payout is the same everywhere. Watch the new Vrbo terms, though: Skift reports a rate-parity clause that requires your Vrbo rates to be at least as low as on any other channel, including your own website.[4] That rules out pricing Vrbo above your other channels.

Which should you list on?

Are Airbnb or Vrbo fees higher for hosts?

From October 29, 2026, Vrbo's flat 12% is lower than Airbnb's 15.5% host-only fee. On a $700 stay that's $616 on Vrbo versus $591.50 on Airbnb.

Do Vrbo guests still pay a service fee?

In most cases, yes. Skift reports Vrbo plans to cut its guest fee from 11–14% but said a smaller, flexible traveler fee will remain in most cases. Airbnb guests on the single fee pay no separate service fee.

Do Airbnb and Vrbo charge fees on cleaning fees?

Yes, both. Airbnb's single fee applies to cleaning, pet and extra-guest fees, and Vrbo's commission applies to the rental amount and additional fees such as cleaning and pet fees.

What is Vrbo's rate parity clause?

Skift reports the new Vrbo terms require your Vrbo rates to be at least as low as on any other channel, including your own website.
